FREQUENTLY ASKED QUESTIONS

The following items and details will need to be completed prior to your Home entering the Rental Program:

  • Obtain and have proof of $2M Liability and Property insurance policy with Management Company named as additional insured
  • Utilities such as Electric, Propane and Internet service established in Owner’s name
  • Fully furnished home
  • Executed Management Agreement
The fees associated with consumables and supplies will total $3,500 annually. These items include Coffee, Sheets, Towels, Toilet Paper, Hand & Dish Soap, Pillows, Plates, Glassware, Cookware, etc. All personal care items (shampoo, conditioner, lotion, body wash etc.) provided by Guest. The $3,500 may be paid in advance at the signing of the management agreement, or deducted from the proceeds of the first guest stay.

Guest pays for:
Housekeeping and Laundry Services
Housekeeping & laundry services are provided after guest’s departure, ensuring the home is ready for the next guest.

Damage Insurance:
Guests are required to purchase a $99 policy for their stay which covers up to $5,000 of damage. This policy is in addition to a security deposit.

Management Company pays for:
Advertising/Marketing fees the management company incurs in the process of listing your home in the short term rental program.

Our Rental Program allows Owners to rent their homes as much or as little as they would like. Upon executing the management agreement, you will select the days that you would like to “book” your home for your own use during the remaining months of the calendar year, as well as the next 12 months. All other dates would be open for guests to stay. If you have planned a last minute trip and your home is available, it may be reserved for your use.

When your Home is rented for up to 2 consecutive nights (except Holiday Weekends which are a minimum of 3 consecutive nights), the Owner receives 70% of the overnight accommodations rental. When your Home is rented on a weekly or monthly basis, then the rental rate is shared 70% to the Owner and 30% to the Management Company. Rates for weekly and monthly rentals vary and are quoted on a case-by-case basis at the discretion of the Management Company. Naturally, the Management Company is motivated to rent your home for as much as the market will bear, and the Management Company yield manages rates to occupancy levels to maximize the nightly, weekly, or monthly rates. All rental rates are solely at the discretion of the Management Company.

When damage is found, the Management Company will use reasonable efforts to determine who is responsible and collect repair or replacement costs via guests damage policy or security deposit.

The Management Company manages the entire Booking/Reservation process.

The Home may only be rented by the Management Company. All reservations being processed by the Management Company ensures a seamless guest booking experience.

The Management Company encourages personalizing the homes but emphasizes that overall rental appeal is based on tasteful choices. We encourage you to make smart choices regarding valuable or personal items that would cause you upset if broken or damaged.

The Owner pays for all Utility Expenses such as Electric, Propane, and Internet, and is responsible for Emergency repairs prior to, during, or after guest rental.

Owners are responsible for paying HOA dues, whether participating in a rental program or not, which represent the overall costs of operating and maintaining Juniper Ridge Homes and the surrounding amenities and services. HOA fees cover all common area water, sewer, landscaping, garbage removal, pool maintenance, reserve funds, administrative (legal, accounting), HOA related insurance, common area utilities, common area property taxes, common area maintenance, etc.

However, additional maintenance and repair items (light bulbs, AC filters, refrigerator filter changes, etc.), renovations, and normal wear and tear are the responsibility of the Owner. If a maintenance issue or basic deficiency is identified, the Management Company can assist the Owner with sourcing contractors or supplies as needed to remedy the problem.

No pets are allowed unless they are service animals as specified under Federal Law. Management Company has a no smoking policy.

The Agreement can be terminated by either party with 60 days written notice. If the Agreement is terminated, the Owner must honor any dates in the future the home has been rented. The Home may not be marketed or rented by or through any other source other than the Management Company.
